I have spent countless hours over last 2 decades publishing these reports every quarter for the City I have devoted over half my life exceeding my client’s real estate goals in, Winter Garden. These reports I produce while the majority of the population is asleep, it is the only time I can get pen to paper without distractions.
Even more important than these Quarterly reports that are released without a sign-up or registration required, I also pour my expertise and knowledge into the heavily read RTR End of year report and what the majority of all RTR ARMY skips to, the always spot on RTRs Crystal Ball predictions. With this aid let’s make this report short and sweet so I can devote the time needed to the year in review. The section read by most of my competition and parroted, which is a true honor. Knowledge is power and why I have given all of this to you with no strings attached over the last 2 decades.
Winter Garden has got it's groove back ! While 34787 was very flat 2023 to 2024 from 2024 to 2025 we are seeing a pulse again. Average sale price and Average $/ft jumping 3% and 4% from 2024 1st qtr. When you look back at 2024 year in review, this 1st Qtr of 2025 closed out higher than the 2024 average sale price of $646,528 BUT fell approximately 2% short of the 2024 yearly average of $266 / ft.
Lets separate the multifamily units making up 25% of the Winter Garden Market and concentrate on the single family sector....

When we focus solely at single family, we end up green in all 3 major metrics with Average sale price climbing towards a record-breaking 1.5 M, Median well over $1M and an average $/ft soaring over $350/ft !!!

ALOT OF HOMES ARE SOLD OFF MARKET IN 34786, RTR ARMY closed 4 estates in this 1st quarter alone... Totaling over 8.5M that is not reflected in the ORRA data. I am only one Realtor, many others have done the same. With inventory at an all time low and demand for premium lots and move in properties at levels never seen. This trend will continue thru 2025 with no end in sight. Who represents you matters, more than ever !

Since the Covid years showed you do not need to commute downtown to be successful, Windermere has shot past Winter Park as the place to be for the top 5% ers. The lack of vacant land and the fact that Windermere is almost a buy here die here area….prices continue to climb. The buyers of over 3m properties are not as impacted by the high interest rates of the day and buy what they like. With labor and supply issues, turn key move in resales are at an all-time high for demand . This basic supply and demand is driving every sale to a new record level it seems.

Location has and always will be the biggest metric when it comes to current and future valuations and Windermere with its proximity to everything, guard-gated neighborhoods and coveted Butler chain of lakes creates the perfect recipe for “success” in this department.

Winter Garden continues to be a red-hot market, outpacing the national housing market. Seems every week there is another community sign being installed with coming soon details. From 2023 to 2024 Winter Garden was flat across all metrics but days on market, which increased drastically. 2022 to 2023 Winter Garden spiked 10% average sale price, the spike from 2021 to 2022 was 20% . 2020 to 2021 11.5%…. these are historical numbers that cannot be sustained every year, remember these are all COMPOUNDING year after year…. homes are becoming unaffordable… to sustain the levels achieved and not regress with the interest rates, record inflation and world events is quite remarkable from where I am looking.

Was great to see upticks again to start 2025. I didn't know what to expect with all the national headlines pitching doom and gloom at every turn. I knew our beloved Winter Garden was going strong... I am on the front line every single day but was great to sizeable gains where it mattes most and days on market to be exactly like it was a full year ago.

I feel the biggest issue we are facing are many inexperienced Realtors over promising out the gate and way overpricing their listings, only to have them sit and price reduce. Both fueling the journalist headlines.

Winter Garden continues to be a red-hot market, outpacing the national housing market. Seems every week there is another community sign being installed with coming soon details. From 2023 to 2024 Winter Garden was flat across all metrics but days on market, which increased drastically. 2022 to 2023 Winter Garden spiked 10% average sale price, the spike from 2021 to 2022 was 20% . 2020 to 2021 11.5%…. these are historical numbers that cannot be sustained every year, remember these are all COMPOUNDING year after year…. homes are becoming unaffordable… to sustain the levels achieved and not regress with the interest rates, record inflation and world events is quite remarkable from where I am looking.
