Winter Garden yet again outperformed the National market and many of the hyper local markets too with steady
increases in average sale price and $/ft. The days on market continue to pile on, closing on almost 2 month average
market time. Units closed drop significantly by 17% from 3rd qtr 2024.

Please remember, as I disclose on every report, Winter Garden has a massive new home market not reflected in the
local MLS data. The majority of new home sales are not entered into the Stellar MLS.
The data broken down here is predominantly resales on the open market.

When we eliminate the multi family sales, Winter Garden still experienced an upward trend in a sea of doom and
gloom headlines. Winter Garden did experience a 4.3m sale that added a 738 days on market to skew the numbers…
It wasn’t enough to warrant removing… The removal landed the average sale price at $750,000 and still 53 days on
market average. Winter Garden experienced an 11% drop in volume sold year to year but prices continue to uptick as
well as the average $/ft, in spite of the higher interest rates and the nonstop negative media headlines.

This is why I take the time to break all of this down to this level for almost 3 decades and provide it to you 24/7
with no registration or subscriptions needed.

RTR Crystal Ball

The 4th quarter will continue to see a drop in closed inventory as the typical end of year holiday season brings the market to a slowdown. This happens every year and may be even more significant in 2025 from the activity I am experiencing first hand, day to day with phone calls and inquiries down to a trickle.

Next year 2nd quarter should be busiest of last few years, especially with several more predicted FED Rate cuts on the horizon. We get these rates in the mid 5s and the market will pick up drastically.
