The 2% decline is of little concern, 2024 experienced a $13m, $10.5m , $9.6m and 21 homes over $4m. In 2025 34786 had an $11m, a $9m and 22 properties over $4m close and fund. The 2 top tier closings are 100% contributing to this 2% dip at end of the day. The median sale price landed right at $1,000,000 in 2025 and the $/ft held at over $350/ft. The average sale price fell a hair short of $1,400,000.

This is all incredible news and continues to prove that location is king in real estate.

What isgoing to happen in 2026 RTR?

Windermere will always be "the place to be" in SW Orlando. As urban sprawl continues to push commuters further and further and drive times continue to climb, Windermere's location is superior to most. The famed butler chain of lakes still claims the highest closed sales year after year with no slow down in sight.

The shortage of skilled labor and cost of all building materials is really driving the desirability and value of turnkey estates value to new heights, it seems every month. With custom build and full remodels topping over 2 years in many cases for completion, it appears the wealthiest of the bunch are literally buying time and bypassing all the waiting and dropping serious coin on any homeowners willing to move.

Inventory will continue to tighten in 34786, there are no major parcels to develop. Orange Counties attitude towards gated communities last 10 years has made the existing ones even more valuable.

Windermere is not as sensitive to interest rates and employment data as many of the surrounding markets, it is tied to financial sector and politics.

One more important factor of the Windermere market is a sizeable amount of transactions occur off market and just listed on mls for data and prosperity purposes, if at all. Many sales over $5m stay off market year after year but even more so as the inventory continues to tighten. Having a Realtor in the know is more crucial than ever in this environment.

The lack of inventory and shortage of qualified local labor will continue to keep move in ready estates in very high demand. I would not be surprised to see a closed sale in 2026 surpassing the $20m mark . I know of several owners discussing selling in this stratosphere.

Windermere will continue to be in high demand for decades to come and beyond. The stock market continues to climb and interest rates, while the Windermere market is not rate sensitive like many others, will continue to lower as the year progresses. These factors will only fuel more demand and keep prices on the rise in Windermere.

The 1st quarter will be very slow and lackluster. As school year ends we will see many sought after properties start to hit the market. Owners in this price point create their own time line and rarely want to be bothered while their kids are finishing their school year.
