Windermere continues to outperform the majority of the markets across the nation with another double digits year-to-year-quarter increase in average sale price. The Average $/ft regressed 3% , but the median sale price held unchanged year to year. Days on market continued to rise, 10% in fact , while the total units sold dropped 6% from 2024. The Windermere market continues year after year to outpace the national and even the most prolific of local pocket markets. It is incredible to witness and 100% solidifies the location,location, location aspect of real estate fundamentals.

Windermere logged an $11m and $9m closing to end the 2025 calendar year. Im still in awe someone paid $11m for 9935 Lake Luise Drive. Yes it was a monster at over 16,000 htd sq ft but while on the bulter chain on a massive lot, it was very dated, small pool respectively and it backed to Chase Rd ? Congrats on the seller but wanted to remove this one from our data pool. With the small pool of units sold, that one sale really skewed our market data. The average sale price with this sale included was an 11% spie year to year, removing it and still including the $9m closed sale the average sale price increase5% year to year.
