Removing those 2 unicorn sales, not even 1% , yes I did the math it is a .02% drop from last year. Just another example of how our media and their unfounded headlines are driving misinformation. I will also tell you first hand that the MLS is only a portion of the sales that happen on the shores of the Butler Chain. I have a $6.2 m off market deal currently and I know of many others that have and are closingt well over that price point in the shadows. Many of the ultra luxury clientelle do not want their estates and photos on line for all to see.

RTR BREAKDOWN

Windermere is and will continue to be the place to call home in Central Florida. The guarded communities, the massive oak lined streets and the countless lakes deliver a flock mentality of value like nowhere else in the area. With almsot nonexistant tracts of undeveloped parcels many remodel in established communities, even further skewing the actual data from reality of the true market. New construction in 34786 can easily topple $800, $900 to even $1,000/ ft ! You will never go wrong calling 34786 your home. The demand for lakefront homes has never been higher and to be very direct... it is immune to interest rates. The rich get richer when rates are high. It crushes the working class sadly.
