ALOT OF HOMES ARE SOLD OFF MARKET IN 34786, RTR ARMY closed 4 estates in this 1st quarter alone... Totaling over 8.5M that is not reflected in the ORRA data. I am only one Realtor, many others have done the same. With inventory at an all time low and demand for premium lots and move in properties at levels never seen. This trend will continue thru 2025 with no end in sight. Who represents you matters, more than ever !
Since the Covid years showed you do not need to commute downtown to be successful, Windermere has shot past Winter Park as the place to be for the top 5% ers. The lack of vacant land and the fact that Windermere is almost a buy here die here area….prices continue to climb. The buyers of over 3m properties are not as impacted by the high interest rates of the day and buy what they like. With labor and supply issues, turn key move in resales are at an all-time high for demand . This basic supply and demand is driving every sale to a new record level it seems.
Location has and always will be the biggest metric when it comes to current and future valuations and Windermere with its proximity to everything, guard-gated neighborhoods and coveted Butler chain of lakes creates the perfect recipe for “success” in this department.
Was great to see upticks again to start 2025. I didn't know what to expect with all the national headlines pitching doom and gloom at every turn. I knew our beloved Winter Garden was going strong... I am on the front line every single day but was great to sizeable gains where it mattes most and days on market to be exactly like it was a full year ago.
I feel the biggest issue we are facing are many inexperienced Realtors over promising out the gate and way overpricing their listings, only to have them sit and price reduce. Both fueling the journalist headlines.
